Well, thank you, Joe, and good morning to all who have dialed or tuned in this morning. We're very happy to report another excellent quarter here at GLPI. I can tell you, having done this for many, many years, it's a lot more fun to talk about good quarters than disappointing ones. Happily, in my career, we've had very few disappointing quarters over many years. This is a good one. As usual, I'll make very few comments. I think we have our entire team here, as always. I'm going to ask Desiree Burke to highlight some significant points. And Matt Demchik will also have a few comments. And then we'll open it to your questions. Our release, I'd like to think, as always, is very, very thorough. So most everything you need to know, of course, can be found there. But we're here today to answer your questions.
