Good morning and welcome to the TPG Real Estate Finance Trust earnings call for the fourth quarter and full year of 2024. We're joined today by Doug Bacard, our Chief Executive Officer, and Bob Foley, our Chief Financial Officer. Doug and Bob will share some comments about the quarter and the year, and then we will open up the call for questions.
